There is no single best cleaning service in New York City, because the right answer depends on your building and your job. The picks below are ranked by stated rules against verified data, not opinion. If your building is a co-op, start with companies that file a certificate of insurance, because most of the others cannot get in the door.

Why there is no single answer

Every "10 best cleaners in NYC" list has the same problem: it ranks companies without saying what it ranked them on, and the ordering usually reflects who paid or who has the best SEO rather than who is good.

The more useful question is narrower. A company that is excellent for a fifth-floor walk-up in Bushwick may be flatly unusable for a Park Avenue co-op that demands a certificate of insurance. The lowest hourly rate is not the cheapest job once a four-hour minimum is applied. And a company that only quotes flat rates cannot be compared on price with one that charges by the hour.

Start with your building, not your budget

This is the step most people skip and then lose a week to.

Most New York co-ops, condos, and professionally managed rentals require a vendor to produce a certificate of insurance naming the building before anyone is allowed through the door. A company can be fully insured and still fail that requirement, because a policy that does not name the building does not protect the building.

If you live in a walk-up or a small owner-managed building, this almost certainly does not apply and you can ignore it. Ask your super before you book either way. It takes one message and it is the single most common reason a first cleaning falls through.

If you are going by reviews

Ratings are useful with one correction applied: a review count floor. A 5.0 from three people is noise, and it will outrank a genuinely excellent company with hundreds of reviews on any list that sorts on rating alone.

Two things this list does not tell you. Minimums matter: $42 an hour with a two-maid, two-hour minimum is a floor of about $168, which is more than a $65 hourly rate for three hours. And companies quoting flat rates per job are excluded here entirely, because comparing a per-job price against a per-hour price produces an order that looks authoritative and means nothing.

Companies that employ their cleaners carry the insurance and supervise the work. Companies that route jobs to independent contractors are a booking layer, and the coverage question moves to each individual cleaner.

Worth knowing that "eco-friendly" has no enforced definition. The claim worth checking is a named certification such as Green Seal or EPA Safer Choice, or a product list the company will actually send you.

Call two or three, not one. Quotes for identical work vary more than most people expect, and the conversation itself tells you a lot: a company that answers the insurance question immediately does that paperwork every week.
